After the BTO Launch: What Happens Next

A BTO launch is the start of a process, not the end of one. Stacked Homes reviewed this October's exercise, which offers 7,970 flats across seven projects, and the steps below describe what typically follows for an applicant. Specific dates come from HDB, so check its announcements.

  1. Applications open. Households choose a project and a flat type and submit an application during the window HDB announces. The projects include Bayshore in Bedok, Mattar in Geylang, Caldecott in Toa Payoh, Tengah, Chencharu in Yishun and Sembawang North.
  2. The ballot. Where applications exceed the flats available, a computerised ballot decides who is invited to select. Ballot odds vary by project and flat type, and they cannot be predicted in advance.
  3. Selection appointments. Applicants who are invited choose a unit in their queue order. The Toa Payoh project is expected to be classified as Prime, which carries tighter conditions than a standard project, so it is worth reading the rules before applying.
  4. Construction and completion. BTO flats take years to build, so handover is a long way off. The exercise includes Tengah, which the review notes is the first BTO launch there in three years.
  5. If the ballot does not go your way. Unsuccessful applicants can try again in a later exercise or look at other routes, including executive condominiums and private homes. Some households keep these options open in parallel.

Solano Grand is one such option. It is a 99-year leasehold executive condominium by CDL in Bukit Panjang, District 23, planned for about 300 units. Jelapang LRT is nearby and Bukit Panjang MRT on the Downtown Line is about 1.16 kilometres away. The project is in pre-launch, with registration open.

Registering interest in an EC does not commit anyone to buy, and it is not a substitute for checking eligibility, which is set by HDB and can change. What it does give a household is early access to information while it waits on the BTO process. The location page shows the surroundings of Solano Grand.

The key point is that timing matters. A household that waits for a ballot result before looking at alternatives may find it has less time to compare than one that explores both routes at once.

It also helps to write down your own timeline. If a BTO flat would be ready after several years of construction, ask where you will live in the meantime, what your income and savings might look like by then, and whether your family size could change. An executive condominium follows its own schedule, and comparing the two on the same page, with real dates where they exist, turns a vague choice into a concrete one. Where dates are not yet confirmed, as with pre-launch projects, treat them as unknowns and plan with some flexibility.
