Solano Grand Housing Loan Information For a live estimate, use the Solano Grand EC affordability calculator.
Two ceilings apply at once when you borrow for Solano Grand. The Mortgage Servicing Ratio (MSR) caps the monthly instalment on property loans at 30% of gross monthly income, and the Total Debt Servicing Ratio (TDSR) caps all monthly debt repayments, the new mortgage included, at 55%. The bank sizes your loan to the lower of the two, and for most executive condominium households that is the MSR: other debts only start to cut into the loan once they pass a quarter of gross income. The Loan-to-Value (LTV) limit then caps how much of the price the bank can lend.
The first table shows current LTV limits and minimum cash downpayments; the second summarises the MSR, TDSR and stress-test rules used to assess affordability.
| Loan | LTV (tenure ≤30yr & age ≤65) | LTV (tenure 31–35yr or age >65) | Min. cash downpayment |
|---|---|---|---|
| 1st housing loan | 75% | 55% | 5% (10% at 55% LTV) |
| 2nd housing loan | 45% | 25% | 25% |
| 3rd & subsequent | 35% | 15% | 25% |

| Maximum loan tenure | 35 years (subject to age and LTV limits) |
| MSR threshold | Monthly instalments on all property loans capped at 30% of gross monthly income; applies to an executive condominium bought from the developer and usually binds before the TDSR |
| TDSR threshold | Total monthly debt obligations capped at 55% of gross monthly income |
| Stress-test interest rate | The higher of the 4% MAS floor or the loan’s own rate, used to compute both the TDSR and the MSR |
| Co-borrower / guarantor | Income-weighted average age used where applicable; guarantor may be required if TDSR is exceeded |

For a typical first-time Solano Grand EC buyer with a loan tenure of 30 years or less that ends by age 65, banks may finance up to 75% of the purchase price, with at least 5% payable in cash and the balance in cash or CPF. Eligible first-timer households may also qualify for CPF housing grants, improving affordability further. Because rates and rules change, obtain an in-principle approval from your bank and confirm figures with MAS guidelines before you commit. Review the payment scheme and stamp duty tables for the complete cost picture, or contact the appointed marketing team for help. Back to Solano Grand home.
