Floor Level and a $1.54M Bedok Flat

EdgeProp reported on 9 October 2026 that a five-room flat in Bedok South Horizon changed hands for $1.54 million, or $1,266 psf. For households thinking about a move out of an HDB flat, the sale carries a handful of facts that are easy to read in the wrong direction. The five points below stay with what EdgeProp's data shows.

1. Floor level carried a visible premium. EdgeProp's top-ten table lists five-room flats of the same 1,216 sq ft size. According to EdgeProp, the six on the 10th storey or higher sold for $1.40 million to $1.54 million, while the four below the 10th storey sold for $1.30 million to $1.38 million. EdgeProp notes that buyers appear to pay more for higher floors when size and lease are similar.
2. The flat sits high and on a long lease. EdgeProp said the record flat is on the 13th to 15th storey at 152B Bedok South Road, with about 94 years of lease remaining. Both features form part of how EdgeProp explains the price. The estate has eight blocks of 16 to 18 storeys, according to EdgeProp, so the record flat is one of 940 homes spread across many storeys.
3. The record came one day after another. EdgeProp reported that the previous Bedok high of $1.48 million ($1,217 psf) was registered on 8 October 2026 for a flat of the same size in the same block and storey range. The $1.54 million sale is the first Bedok HDB resale above $1.5 million, EdgeProp said.
4. Transport and schooling were cited. EdgeProp points to the Bedok South MRT station on the Thomson-East Coast Line, expected to open by the end of 2026, and to Temasek Primary School within 1 km of the estate. EdgeProp also lists the Bayshore Drive GLS site beside that station, which sold for $2.13 billion ($1,323 psf ppr) in July and is slated for about 1,280 homes, a retail mall and a bus interchange.
5. One estate is a narrow window. EdgeProp's data counts 60 resales in the 940-flat estate since April 2026, 36 of them at $1 million or more. EdgeProp counts 12 five-room resales among the 60, and all 12 fetched at least $1.265 million. Other estates have their own storeys, sizes and leases, so their own transaction records tell their own story.

Taken together, EdgeProp's numbers describe a price that rests on size, storey and remaining lease acting together rather than on any single feature. They describe a record in one HDB estate and make no statement about other housing types.

What the Bedok figures mean for Solano Grand EC upgraders

HDB upgraders form the natural audience for Solano Grand EC, a 99-year leasehold executive condominium by City Developments Limited at Senja Close in Bukit Panjang. The project is planned for about 300 homes and is in pre-launch, with registration open.
