Four Takeaways From D10's Resale Gains

Home › Insights & News › Four Takeaways From D10's Resale Gains

Published

EdgeProp's 8 October 2026 round-up of URA resale caveats found District 10 leading all districts on profitable condo resales for the week of 22-29 September 2026. For an owner or landlord tracking long-run value rather than a single sale, four takeaways stand out, and they apply just as much to a buyer further down the property ladder weighing a leasehold purchase elsewhere in Singapore.

Solano Grand EC Takeaway 1: A Freehold Hold Can Still Pay Off Slowly

At Grange Residences, a freehold condominium completed in 2004 with 164 units, a 2,583 sq ft four-bedroom unit sold on 22 September 2026 for $9.25 million ($3,581 psf). Bought in December 2011 for about $6.1 million ($2,361 psf), it returned a $3.15 million gain — 51.6%, or roughly 2.9% a year annualised over almost 15 years. The project's own record gain, from June 2025, was $6.5 million, a reminder that even within one freehold development, outcomes can vary a great deal depending on exactly when a unit was bought and sold.

Solano Grand EC Takeaway 2: Thin Trading Can Mean Outsized Percentage Gains

Balmoral 8, a 40-unit freehold project completed in 2003, saw a 1,905 sq ft three-bedroom unit sell on 24 September 2026 for $4.22 million ($2,215 psf), up from $1.8 million ($945 psf) in April 2005. The $2.42 million gain comes to 134%, or close to 4% annualised across 21.5 years — and it was the project's first resale transaction recorded in 2026, underlining how rarely a unit in a 40-home block changes hands in any given year, which can make a single sale swing the percentage figures considerably.

Solano Grand EC Takeaway 3: Tenure and Entry Price Cut Both Ways

The same week's steepest loss nationwide came from Seascape, a 99-year leasehold project of 151 units in Sentosa Cove. A 2,174 sq ft three-bedroom unit sold on 28 September 2026 for $3.37 million ($1,549 psf), against $5.79 million ($2,662 psf) paid to the developer in April 2010 — a $2.42 million loss, or 41.8%. A high entry price and a decaying lease moved this outcome in the opposite direction from the two District 10 gains, which is the same mechanism working against a seller rather than for one.

Solano Grand EC Takeaway 4: An EC Buyer Is Making a Similar Long-Run Bet

An owner weighing a newer purchase, including an Executive Condominium, is effectively making the same long-run bet on holding period and tenure, just starting the clock later and on a lease that counts down rather than running indefinitely. Solano Grand, the first EC site released in Bukit Panjang in close to fifteen years, is planned for about 300 homes on a 99-year lease on Senja Close, District 23, near the Bukit Panjang MRT/LRT interchange and Jelapang LRT, on a site of about 109,352 sq ft at a plot ratio of 3.0. City Developments Limited, which has built a run of ECs before this one, secured the site in a Government Land Sales tender in August 2025, and the project is at pre-launch with registration open. For an owner thinking in the same decades-long terms as the Grange Residences and Balmoral 8 sellers, an EC's eventual resale lies at the far end of a timeline that is only just beginning here.
