When a launch weekend ends, a sales percentage tends to spread faster than the context. City Developments Limited (CDL) reported selling 350 of 570 homes at Lucerne Grand on 3-4 October 2026, which works out to 61.4% on a simple calculation (350 ÷ 570), at an overall average of about $2,480 psf, as carried by EdgeProp Singapore. Here is how to read a number like that. CDL is also the developer of Solano Grand, which is why this launch is worth a look.
- Myth: the percentage sold tells you where prices are going. Fact: it is a count of units sold in a short window. It makes no statement about future values, and nothing in the report offers one.
- Myth: all unit types sell at the same pace. Fact: EdgeProp Singapore reported this breakdown, which is not confirmed by a second source: 145 of 222 two-bedroom homes, 157 of 253 three-bedroom homes and 48 of 95 four-bedroom homes. Each type has its own tally.
- Myth: one weekend is the whole story. Fact: it is one data point, and other launches, layouts and months will add more.
- Myth: the buyer mix is the same everywhere. Fact: CDL said about 93% of buyers at Lucerne Grand were Singapore citizens and about 7% permanent residents. An executive condominium has its own eligibility rules, so check them with the relevant authority.
- Myth: a neighbouring launch result settles your own decision. Fact: your household income, your budget and your plans decide that. A result from a different project is context only.
None of this makes the number useless. It records how many buyers chose to commit during the weekend, at what average price, and in which home types. Read that way, it is a useful news item. The trouble starts when it is stretched into a verdict on prices or on a different project.
Where Solano Grand fits
Solano Grand is a 99-year leasehold executive condominium at Senja Close in Bukit Panjang, District 23, with about 300 homes. It is in pre-launch, with registration open. The location page covers transport, including the Jelapang LRT and the Bukit Panjang interchange at about 1.16 km. Pricing and floor plans have yet to be released.
Because CDL is the developer, readers sometimes assume one project's result carries over to the other. It does not. Lucerne Grand and Solano Grand are different products with different buyer rules, locations and stages, and each will be judged on its own launch.
A better use of your time is to prepare. List what you need from a home, such as the number of bedrooms, distance to work and school, and monthly budget. Then register, review the floor plans when they are issued, and match them against that list. Keep a written record of each question you ask and the answer you receive.
If you are comparing launch results with your own plans, send your questions to the Sales Concierge, who will talk through them in plain terms.
