Solano Grand is an Executive Condominium by City Developments Limited at Senja Close, on the northern side of Bukit Panjang in District 23. These three takeaways cover what shapes the address, followed by a short verdict.
- A rare parcel: City Developments Limited was awarded the site under the Government Land Sales programme in August 2025. It is the first new Executive Condominium released in Bukit Panjang in close to fifteen years. The earlier Bukit Panjang EC parcel dates back to 2010, so this is the first fresh opportunity of its kind in the town for a generation of households, and a large pool of nearby HDB households reaching the end of their minimum occupation period makes it a parcel with a clear audience.
- A green pocket: the parcel is bordered by Senja Woods and the Kranji Expressway green buffer, with established HDB neighbourhoods around it. Villa Verde Park extension is about 850 metres away, and the wider park connectors and nature corridors reach Zhenghua Park and Bukit Timah Nature Reserve.
- Daily needs close by: Bukit Panjang North Hawker Centre is about 280 metres from the site and Greenridge Shopping Centre about 610 metres. West Spring Primary School is roughly 420 metres away and West Spring Secondary School about 310 metres. At the Bukit Panjang interchange, Hillion Mall and Bukit Panjang Plaza gather a supermarket, food court, cinema and banks under connected roofs.
Verdict: Solano Grand is an address for households who value calm streets, mature surroundings and a neighbourhood that already works day to day.
The development is planned as a 99-year leasehold of roughly 300 homes on a site of about 109,352 square feet, at a plot ratio of 3.0. The project is at the pre-launch stage, and the developer will confirm the final unit count, bedroom mix and completion date nearer to launch. As an Executive Condominium, it is designed for owner-occupiers who want full condominium living, with the landscaped grounds and facilities that come with it.
Getting around is straightforward. A bus stop sits about 90 metres from the site, and Jelapang LRT station on the Bukit Panjang LRT is the nearest rail point, two stops from the Bukit Panjang MRT and LRT interchange, about 1.16 kilometres away. From the interchange, the Downtown Line (DT1) runs directly to Botanic Gardens, Newton and Bugis. Drivers have the Kranji Expressway and the Bukit Timah Expressway close by, which connect to the Pan-Island Expressway, the city and the northern corridor towards Woodlands. Families will notice how many everyday places are already in the town. The Senja-Cashew Community Club and a network of clinics serve the neighbourhood, Jurong Pioneer Junior College is about 1.09 kilometres away, and the green corridors that run through Bukit Panjang give children room for trails and open lawns.
